ANOTHER RECORD MONTH FOR OTTAWA REAL ESTATE
Members of the Ottawa Real Estate Board sold 916 residential properties in November through the Board’s Multiple Listing Service® system compared with 643 in November 2008, an increase of 42.5 per cent.
Of those sales, 214 were in the condominium property class, while 702 were in the residential property class.
“The dramatic increase in sales can be explained by last year’s sales being affected by the crisis in the financial markets,” said Board President Rick Snell. “The five-year average for November sales is 809. Listing inventory remains at a low level and we are still in a Sellers’ Market,” he added.
The average sale price of residential properties, including condominiums, sold in November in the Ottawa area was $313,370, an increase of 7.4 per cent over November 2008. The average sale price for a condominium-class property was $225,767, an increase of 1.7 per cent over November 2008. The average sale price of a residential-class property was $340,075, an increase of 9.8 per cent over November 2008.

SENIORS AND THE UPCOMING HST
MARIANNE BAIRD ANDERSON’S TIP TO AVOID THIS TAX As of July 1st, 2010, the dreaded Harmonized Sales Tax will take effect in Ontario. Mr. McGuinty and his Liberal government will be combining the current 5% Goods and Services Tax and the 8% Provincial Sales Tax into a combined HST of 14%.How does this effect the Senior Citizen who decides to sell his/her house after July 1st? Let me explain in detail.Up until June 30th, 2010, the homeowner is required to pay the five per cent GST on such things as their Real Estate Commission, their Lawyer’s fee, their Insurance, a Building Inspector’s fee, a Stager’s fee, and any other such fees for services that they might require at the time. After July 1st, that tax will be increased to thirteen per cent which really makes a huge difference to the consumer.Is there a legal way to get around this increased tax? OTTAWA SENIORS GATHER FOR TOP REAL ESTATE SEMINAR
It all started with an idea!! I have been a Realtor in Ottawa for over 33 years and, as a Senior myself, and as an Accredited Senior Agent, I recognized the need to have a Seminar for Seniors to assist them with their current and long term real estate needs. Too often we find that this elite group is ignored.Last month we organized the Seminar and had over 100 interested Seniors gather at a local church hall to hear different ideas on selling their homes in today’s marketplace. More than that, we offered direction of what the future could hold for their homes and how to best plan for that future. For many of these people, this was a learning experience to help for long term planning while others expressed an interest in getting the ball rolling sooner. In addition to hearing what we could do for them as their experienced realtor of choice, they were able to listen to ideas from a professional Home Stager as well as a prominent real estate Lawyer. All reports show that this information was found to be most valuable. It was a fantastic afternoon and attendees were appreciative that this was a meeting for gathering ideas and information – not the typical “hard sell” expected with a Realtor.Today’s Seniors who are still in their homes represent a large percentage of the population – they are the Sellers of tomorrow!If you are a Senior yourself, or perhaps the adult child of a Senior, and you need some guidance and direction in this area, it is very important that you have a trusted professional come in and work with you on your needs or future needs.
